The average home sale price last year in New Jersey was $397,279. See how your town's prices fared.
Camden County's average home sale prices tell a similar tale as its neighbors in Burlington and Gloucester counties -- prices are down from 2010, but are either close to or exceeding 2005 averages.
Data from the state's Division of Taxation show the average home in Camden County sold for $211,563 in 2015, well below the statewide average of $397,279.
Back in 2005, an average home sale in the county came in at just $183,405, but that figure jumped to $214,043 in 2010. The county saw that number dip to $211,583 in 2015, however, echoing a trend seen in many of its municipalities.
Towns with average home sales prices over $1M
Cherry Hill Township, for example, saw the same up-and-down when its 2005 average of $253,809 jumped to $261,409 in 2010 and then dropped to $233,777 in 2015. Gloucester Township's average home price came in at $175,835 in 2015, just slightly lower than its 2005 average of $176,417, but in the intermittent time the township's average had jumped to $188,364 in 2010.
The fluctuation is due to the housing market's recovery following the Great Recession, said Nancy Sapper, a Realtor associate for Berkshire Hathaway Home Services Fox and Roach Realtors.
While the prices increased from 2005 to 2010 as the housing market rebounding, those figures declined from 2010 to 2015 after the state's three-year moratorium on foreclosures was lifted, causing inventory to increase.
"Now that [the moratorium] is over, we're seeing a lot of foreclosures and and as a result its pulling down the prices," said Sapper.
One major exception to the rule, unsurprisingly, is Haddonfield Borough, which saw a 2005 average home sale price of $408,441, a number that increased to $434,089 in 2010 and then skyrocketed to $503,228 in 2015.
"Haddonfield and Moorestown are the number one school systems," said Sapper, referring to the similarly affluent township of Moorestown in Burlington County. 'They always seem to have value."
